A privately held, entrepreneurial residential real estate development and construction firm in Chicago is seeking a part-time CFO. The company has worked on 200+ spec home and multifamily value add projects across six cities in the Midwest since the companys inception 10 years ago and is now focusing on the Chicagoland area, executing 20-30 projects annually. The company also built its own proprietary construction project management technology and CRM system, which automates exacting workflows to a precise level of detail.

Position

Reporting directly to the firms CEO, the CFO will lead the financial affairs of the company including financial reporting, financial planning and analysis, accounting, and audit and tax compliance. The CFO, even in a part time capacity, will be a strategic thought partner and trusted advisor to the CEO playing a key role in the future growth and development of the business. This role is expected to require approximately 30-40 hours per month, with potential to increase (including to full time) in the future as the company grows.

The firm employs a remote working environment but eventually plans to establish an office presence in Chicago.

Responsibilities

Daily responsibilities include, but are not limited to:

• Provide strategic accounting and finance guidance to the executive team.
• Oversee day-to-day accounting and finance functions, including budgeting, forecasting, cash flow management and reporting.
• Build and manage detailed cash flow models across entities and projects.
• Identify cost-saving opportunities and improve project-level profitability.
• Advise on capital allocation, risk, and long-term financial strategy.
• Establish and maintain appropriate internal controls as well as overall corporate compliance.
• Structure and monitor multi-entity operations and financial compliance.
• With the assistance of an outside CPA, manage tax filings, audits and banking relationships.
• In close cooperation with the CEO, oversee, shape, and participate in the organizations efforts to secure and structure new debt and investor capital for the company growth.
• Create controls on new development underwriting with pro forma accountability.
• Work with current local investors and meet with current or potential investors to help raise funds. Collaborate on investor updates and growth planning.

Qualifications

• A minimum of 10 years as a CFO, Controller or Senior Financial Leader leading the financial and accounting functions for a real estate company. Strong understanding of U.S. tax, legal, and lending frameworks.
• Minimum of a bachelors degree in accounting or finance with a masters degree strongly preferred. CPA is a plus, but not required.
• Based in Chicagoland.
• Proven track record in cash flow management, profitability tracking, and cost control.
• Deep experience in accounting and financial roles within real estate development and/or construction.
• Familiarity with raising capital (debt/mezzanine) and structuring investor deals.
• Skilled in using and communicating financial metrics and benchmarks to guide the organization.
• Hands-on, analytical, and able to implement systems from the ground up.
• Excellent written, verbal communication and presentation skills.
• Highly organized with strong project management skills.
